Removal of sanitary fixture

In Queensland, most plumbing changes in a building are considered Notifiable Work - including the removal or reinstallation of a sanitary fixture like a toilet.

If underground drainage is affected, or the building is classified as Class 2–9 under the National Construction Code, the work may require Council assessment.

Building Compliance - Check Before You Remove

Before removing any toilet or fixture, you must ensure the building still complies with the minimum number of required sanitary facilities. This depends on:

  • The building’s original approval conditions
  • The type of business or building use
  • The number of people using the premises
  • Relevant codes and standards under the National Construction Code

A copy of the statement or certificate must be:

  • Lodged with Council, and
  • Filed with the property’s records

What If I Change My Mind?

Decided to reinstall the toilet? No worries!

  • Reinstalling a sanitary fixture is also Notifiable Work
  • A licensed plumber must complete the work
  • A new Form 4 must be lodged with the QBCC, with a copy provided to the building owner

Adjusting Your Rates

If you’re removing a toilet and want your rates updated, Council can amend your property records once the following documents are received:

  1. Form 4 – Notifiable Work
  2. Form 16(PDF, 178KB) from a competent person or a printout from the ABCB Sanitary Facilities Calculator
